What is Settlers Crossing?
Settlers Crossing is a new single-family homeownership community offering high-quality, ENERGY STAR® certified homes designed for first-time and income-qualified buyers. The development is supported by a subsidy from New York State Homes and Community Renewal (HCR) to promote long-term affordable homeownership.
What types of homes are available?
- The community will feature the following models:
- Ranch – 3 Bedrooms / 2 Bathrooms, 1 Story + Basement
- Cape – 4 Bedrooms / 3 Bathrooms, 2 Stories + Basement
- Accessible – 3 Bedrooms / 1.5 Bathrooms, 1 Story (No Basement), designed for mobility, hearing, and vision needs
Are the homes energy efficient?
Yes. All homes are ENERGY STAR® certified and meet or exceed New York State energy-efficiency standards, with high-performance insulation, modern HVAC systems, and Energy Star appliances to reduce monthly utility costs.
Are there income requirements?
Yes. Eligible household incomes generally range from $65,000 to $100,000+, depending on family size and current Area Median Income (AMI) limits. Speak with our HUD Counselor to confirm eligibility
Who is eligible to apply?
Buyers must be either:
First-time homebuyers, or
Have not owned a home within the past three (3) years
Is homebuyer education required?
Yes. All buyers must complete a HUD-approved homebuyer counseling course, online or in person, prior to closing.
What are the purchase prices?
Pricing is firm:
Ranch (3BR / 2BA) – $169,000
Accessible (3BR / 1.5BA) – $169,000
Cape (4BR / 3BA) – $183,500
Are grants available?
Yes. Qualified buyers may receive grants for down payment and closing costs, confirmed during lender pre-approval.
Are there HOAs?
No. There is no homeowners association (HOA).
When will homes be available?
The first homes are expected to be available in Summer 2026, with additional homes delivered on a rolling basis.

Can I tour a model home?
Yes. A model home will be available at an off-site location.
