Settlers Crossing is a new single-family homeownership community offering high-quality, ENERGY STAR® certified homes designed for first-time and income-qualified buyers. The development is supported by a subsidy from New York State Homes and Community Renewal (HCR) to promote long-term affordable homeownership.

  • The community will feature the following models:
     
  • Ranch – 3 Bedrooms / 2 Bathrooms, 1 Story + Basement
     
  • Cape – 4 Bedrooms / 3 Bathrooms, 2 Stories + Basement
     
  • Accessible – 3 Bedrooms / 1.5 Bathrooms, 1 Story (No Basement), designed for mobility, hearing, and vision needs 

Yes. All homes are ENERGY STAR® certified and meet or exceed New York State energy-efficiency standards, with high-performance insulation, modern HVAC systems, and Energy Star appliances to reduce monthly utility costs.

Yes. Eligible household incomes generally range from $65,000 to $100,000+, depending on family size and current Area Median Income (AMI) limits. Speak with our HUD Counselor to confirm eligibility

Buyers must be either:
First-time homebuyers, or
Have not owned a home within the past three (3) years 

Yes. All buyers must complete a HUD-approved homebuyer counseling course, online or in person, prior to closing.

Pricing is firm:
Ranch (3BR / 2BA) – $169,000
Accessible (3BR / 1.5BA) – $169,000
Cape (4BR / 3BA) – $183,500 

Yes. Qualified buyers may receive grants for down payment and closing costs, confirmed during lender pre-approval.

No. There is no homeowners association (HOA).

The first homes are expected to be available in Summer 2026, with additional homes delivered on a rolling basis.

Yes. If working with a realtor, please have them contact the Settlers Crossing sales team directly.

Yes. A model home will be available at an off-site location.
